How is my mortgage payment calculated?
Canadian fixed-rate mortgages compound semi-annually, not monthly, so this calculator converts your annual rate to a true periodic rate before working out the payment. That matches what your lender will quote. Change the down payment, rate, amortization, or payment frequency and every figure updates instantly.
What is CMHC mortgage default insurance?
If your down payment is under 20%, lenders require mortgage default insurance (from CMHC or a private insurer). The premium is a percentage of your loan, from 2.80% to 4.00% depending on how much you put down, and it is added to your mortgage. Homes priced over $1.5 million cannot be insured, so they need at least 20% down.
How much do land transfer taxes cost in Toronto?
Ontario charges a provincial land transfer tax on every purchase, and buyers inside the City of Toronto pay a second municipal land transfer tax on top. First-time buyers can claim a rebate of up to $4,000 provincially and up to $4,475 in Toronto. Toggle those options above to see your real closing number.
