When there are this many pre-construction projects on the market, sorting the strong ones from the rest is real work. We hosted a Condo Expo at the RE/MAX hall in Markham, picked four pre-construction projects, and put them in front of our clients under terms you could not get on any ordinary day.

What a One-Day Buying Event Actually Is
A one-day sale event means we create special conditions that live for a single day and let buyers take advantage of them. Right now the pre-construction market is slow, and that is exactly why it works in a buyer's favor. Because demand is soft, we were able to sit down with well-known, reputable GTA developers and pull real concessions out of them. That might mean buying with only a 5% down payment, or getting free parking, or a free locker thrown in. In a hotter market, none of that is on the table.
The Deals That Moved Fast
The pricing is what got people through the door. We had a handful of units at $399,000. Yes, you read that correctly, $399,000. We also had studios that came with a rental guarantee of $2,350 a month for two full years, which changes the math for anyone thinking about holding the unit as an investment. Demand was high enough that some buyers who moved early locked in the exact units others were still hoping for. To everyone who came and could not get the unit they wanted, I am sorry. That is the nature of a busy day.
The Four Projects We Chose
We narrowed the field to four projects, each in a different pocket of the region. One sits next to McMaster University in Hamilton, which is a natural fit for anyone thinking about student rentals. Another is in North York around Bayview and Sheppard. A third is in the York Mills area, and the fourth is in downtown Toronto. Four projects, four very different buyer profiles, all vetted before we ever put them on the table.
More Than a Sale
Over a hundred people showed up, and the day was about more than signing deals. We ran a raffle and handed out some genuinely good prizes.
