The Tools on the Team Asgarian Website and What They Do

The answer to most client questions is already sitting on our website. Here is what each tool does, from area market reports to the mortgage calculator.

The Team Asgarian website is built around tools you can use before you ever call an agent: market reports by area, listing alerts, a home evaluation request, a renovation cost estimate, buyer and seller guides, and a mortgage calculator that works out your payment, your insurance, your land transfer tax and your closing costs.

I am Moe Asgarian, a Toronto real estate broker. In meetings with clients I kept noticing that the answer to the question they were asking was already sitting on our site, so I would open the laptop and show them. This is that walkthrough in writing. Everything below reflects the site and the market examples as of June 2024.

Market reports, area by area

Pick an area and the market report tells you what kind of market it is. For North York at the time, the report showed a balanced market leaning slightly toward buyers, with a benchmark price of 1,069,000 dollars and an average price unchanged from the year before. It also carries projections built from how the market has moved in past years: about 15 percent growth over three years, 40 percent over five and 96 percent over ten. Below that you get the average price history, the average days on market chart, and the market activity view with new listings, sold listings and active listings side by side. Enter your name and you can have the reports emailed to you.

A worked example: Toronto detached homes, March 2024

Here is what one of those reports looked like in practice. Filtering Toronto to detached properties only, in March 2024 the average price had been roughly flat since 2023. The listing chart showed active, new and sold listings together, and the days on market chart ran from November 2023 forward, with March sitting at about 16 days. The detached benchmark for the city was 1,708,000 dollars, with separate numbers for semis, townhouses and condos. A second example, townhouses across York Region, showed an average sold price of 1,185,000 dollars, up 1 percent from the year before. That is the level of detail the emailed report gives you.

Home evaluation, listing alerts and a renovation estimate

If you want your home priced, the home evaluation form takes your information and we call you to book a visit and price the property. Listing alerts work the other way: you set the area and the type of home you want, and new listings there come to you automatically. There is a seller's guide that walks through the steps of selling and a buyer's guide that does the same for buying. The renovation estimate is the one people do not expect. You enter the address, upload the photos you want, and the estimate comes back by email without anyone needing to walk through your house.

The mortgage calculator, from down payment to land transfer tax

The calculator has a purchase side and a refinance side. Enter the asking price and the down payment rules follow automatically. At the time of writing in June 2024, a purchase at 1 million dollars and above required 20 percent down, while below that, say a 900,000 dollar home, options under 20 percent opened up. That limit has since moved: as of December 15, 2024 the federal insured mortgage cap rose from 1 million to 1.5 million dollars, so a down payment under 20 percent is now possible up to that higher price, and the calculator applies the rule in force. Put less than 20 percent down and a mortgage insurance tab appears showing the premium, which is added to your mortgage, with the HST on that premium payable in cash on closing day. Then set your amortization and your rate. The tool lists current online lender rates and you can type a custom one. In the example, 900,000 dollars with 20 percent down came out to a monthly payment of 4,283 dollars. Land transfer tax adjusts by city: in Toronto you pay both the provincial and the municipal tax, with a first time home buyer credit if that applies to you, while in a city like Richmond Hill only the provincial tax applies, roughly 14,000 dollars on that purchase.

Closing costs, rate risk and the amortization schedule

Three more tabs are worth your time. The closing cost tab adds up the cash you need beyond the down payment, including the home inspection and appraisal fees, then gives you a monthly picture with property tax, mortgage payment, leases and other expenses, so you know what actually leaves your account each month. The interest rate risk tab shows what your payment would have been at the average rates of earlier decades, which is the honest way to think about renewal. The amortization schedule shows the split between principal and interest: in the same example, year one meant about 51,000 dollars paid, roughly 9,000 of it principal and 42,000 interest, with the balance at 711,000 after the first year. Run it out five years and about 256,000 dollars has gone out the door, 50,000 of it principal and 200,000 interest, leaving the mortgage at 669,000. There is also an affordability tab where you enter your annual income, other income and debts, and it tells you what you qualify for.

Use the renovation estimate tool on the site. You enter the address and upload the photos you want, and the estimate comes back to you by email. Nobody has to walk through the property, which makes it useful while you are still deciding whether to buy.
