Frequently asked questions
Are GTA home prices going up or down right now?
Down from last year, roughly flat from last month. The average GTA price in September 2026 was $1,006,409, which is 5% lower than September 2025 and 1.31% higher than August. Condos fell the most (-7.63% year over year, to $605,257). Semi-detached prices basically didn't move (-0.03%).
Is now a good time to buy a condo in Toronto?
If you'll hold it for several years, yes. Conditions are on your side. The average Toronto condo apartment sold for $640,248 in September, down 6% from last year and 1.75% from August. It was the only Toronto home type that fell month over month. The city had 6,521 new listings against 1,937 sales, so you've got choice and room to negotiate. Get pre-approved, and have the building's status certificate properly reviewed before you firm up.
Is the GTA a buyer's market or a seller's market right now?
It leans buyer. In September, 5,040 homes sold against 16,500 new listings, about one sale for every three new listings. Sales were 9.87% lower than a year ago and homes averaged 34 days on market. Well-priced homes still sell. Buyers just aren't rushing.
Should I sell my house in the GTA this fall?
You can. Just price for the market you're actually in. Sellers put up 36.65% more listings in September than in August while sales stayed flat, so expect competition. GTA detached homes averaged $1,292,016, down 4.93% from last year. Semis held up best (-0.03%). Base your price on sales from the last couple of months. Last year's numbers will only hurt you.
